An architecture website that builds trust — even without naming clients.

Boutique architecture firms on Mallorca work with discretion — villa projects without public references. Still your website has to convince, BEFORE someone calls. We build trilingual sites with a briefing concierge that filters tire-kickers before the first 30-minute call, Schema.org ArchitecturalFirm for Google plus ChatGPT plus Perplexity, and a portfolio that shows atmosphere instead of naming clients. Locally built on Mallorca.

What we build

An architecture website is not a business card with logo plus portfolio.

Boutique architecture firms on Mallorca fight on several fronts at once: German and Scandinavian clients google in their language and only find Spanish-only websites, portfolio presentation has been unchanged since 2014 (static PDF downloads or Elementor galleries), inquiries come unstructured via WhatsApp and email without briefing data, and discretion on villa projects forbids naming clients. We build the website on this reality: trilingual DE/EN/ES out-of-box, briefing concierge that asks for project type plus plot size plus budget range plus timeline before you pick up the phone, portfolio that foregrounds atmosphere and materials (no names, no addresses, no identification), Schema.org ArchitecturalFirm so Google plus ChatGPT plus Perplexity know the studio when someone asks 'Which architects on Mallorca build in Scandinavian style?'. Important: we are a web design studio FOR architects, NOT an architecture firm ourselves — no site supervision, no fee consulting, no cost estimates.

Three levers

TRILINGUAL REQUIRED

DE / EN / ES on one site instead of losing DACH clients

All five major Mallorca architecture firms (Singular Studio, Llorenc Brunet, Minimal Studio, Microestudi, MI Cometa) currently have Spanish-only websites. DACH clients google 'Architekten Mallorca' in German — and find nothing matching. We build all three languages on one site, with hreflang tags and Schema.org availableLanguage. First calls no longer take 30 minutes of 'What does building on Mallorca cost?' — the client understands the offering before the call.

BRIEFING CONCIERGE

Bot collects data before the first meeting instead of inquiry chaos in WhatsApp

The AI concierge asks structured questions: project type (new build/reform/interior), plot size, planned living area, budget range, timeline, location on the island, client private or investor. Output: a briefing PDF you read before the first meeting so the first 30 minutes are about content instead of basic data. Important — the bot is NOT an architecture consultant. It makes no design suggestions, estimates no costs, gives no planning permission information. Just collect data and hand off to you.

AI-READY STACK

Schema.org ArchitecturalFirm so ChatGPT plus Perplexity know your studio

When someone asks ChatGPT 'Which architects build villas on Mallorca in Scandinavian style?', your studio has to appear in the answer set. For that you need structured data: Schema.org ArchitecturalFirm with location plus languages plus specializations, llms.txt with studio description plus project anchors plus anti-hallucination notice, agents.json discovery manifest. All five major Mallorca competitors don't have this currently — that's the open gap.

How we build

Four phases from briefing to launch.

Architecture websites are visual-driven projects with high photography share. We need time for material setup — and you need clarity that the investment brings the right inquiries.

01

Briefing plus material check

60-minute call about your studio, your specialization, your target market (DACH plus EN plus ES?). We go through your existing photo material — what works in premium quality, what needs reshooting. Recommendation Mallorca architecture photographer if needed. Result: briefing PDF with sitemap proposal, language strategy, asset list.

02

Design concept plus language setup

We build style guide (typography, color palette, whitespace rhythm) and a hero mockup for sign-off. In parallel we set up DE/EN/ES content structure — you deliver master text in German or Spanish, we translate with AI proposal plus manual review of technical terms (construction has its own vocabulary per language). Duration 2-3 weeks.

03

Build plus briefing concierge setup

Full site implementation on Next.js: portfolio gallery with filter, process timeline, team section, briefing concierge with your system prompt (what can be asked, what not — you keep control). Schema.org ArchitecturalFirm plus availableLanguage plus areaServed, llms.txt plus agents.json for LLM discovery, GDPR bundle (cookie banner, privacy policy, legal notice). Duration 3-4 weeks Starter, 5-7 weeks Pro with extended briefing concierge.

04

Launch plus visibility build-up

Domain cutover, Google Search Console plus Bing Webmaster Tools plus IndexNow setup, GMB profile help if not yet there. AI visibility check (do ChatGPT and Perplexity see your studio after 2-4 weeks of crawl wave? — we measure that). Plus 30-minute training on how to add new projects yourself.

When this fits

Six scenarios from Mallorca architecture business.

DACH clients planning to build on Mallorca

German and Austrian families planning a second home on Mallorca. Search in German, compare 3-5 architecture firms, check the website multiple times BEFORE calling. A site that's only in Spanish drops out of the selection set.

International clients from Northern Europe

Scandinavian and British clients planning villas or reform projects. Mallorca is their second market after home — they google in English. A site with hreflang plus EN section in premium quality is mandatory.

Discreet portfolio presentation without names

Villa projects for private individuals are mostly commissioned with discretion clauses. The website must not show owner plus address plus identification. Instead atmosphere: materials, sightlines, interior mood, without names.

Filter tire-kickers before the 30-minute meeting

Boutique studios with 2-5 staff have no capacity for unqualified initial calls. Briefing concierge asks structured questions — qualified leads (with plot plus budget plus timeline) get a meeting, unqualified ones get a link to guide content.

3-language content without translation overhead

AI translates your new project descriptions automatically into DE/EN/ES, you do 10-minute review of technical terms per project instead of 60-minute full translation. Mandatory review because construction has language-specific terms (Wohnflaeche vs habitable area vs superficie habitable).

Build AI visibility (ChatGPT, Perplexity, Gemini)

Schema.org ArchitecturalFirm plus llms.txt plus agents.json make sure your studio lands in the LLM answer set when someone asks 'Which architects build on Mallorca?'. All 5 major Mallorca competitors don't have this currently — open gap for 12-24 months.

Common questions

What architects ask before the web design briefing.

What does an architecture website on Mallorca cost?

Three tiers. Starter from EUR 2,500 one-time or EUR 199 per month: trilingual website with 10-20 project entries, lead-capture form, portfolio with filter, mobile-first, Schema.org ArchitecturalFirm plus Place markup, Google Maps integration. Professional from EUR 3,500 one-time or EUR 299 per month: plus briefing concierge (AI bot that structurally asks project type plus plot plus budget plus timeline), AI auto-translation of new projects into DE/EN/ES, llms.txt plus agents.json for LLM visibility, AI-Ready discovery stack. Individual by arrangement if you want CRM integration (HubSpot, Pipedrive, own solution) or 3D model embed (Matterport, Sketchfab). First call is free.

HOAI is only orientation since the 2019 ECJ ruling — what does that mean for my website?

Concretely nothing for the website itself. We are a web design studio, NOT a fee consultant. What the website should do: not give the impression that HOAI is binding (it isn't in Germany since 2021 — only orientation values), and for Mallorca projects HOAI is irrelevant anyway (only applies in Germany). We phrase neutrally: 'Fee by effort and project scope, fixed price possible after briefing call'. If you work for DACH clients who ask HOAI questions, that's to be clarified in the briefing call, not on the website.

In Spain 'arquitecto' is a protected title and marketing claims are subject to Colegio rules. Do you take that into account?

Yes. We don't phrase success promises ('guaranteed planning permission in X days'), no comparative advertising against other architecture firms, no fictitious references. If needed we talk through what's allowed with your Colegio representative. Important — we build the website, you as the registered architect take legal responsibility for the content. We give recommendations, you give sign-off.

What about discretion on villa projects — can project photos go online at all?

That's project-specific. Many clients sign discretion clauses and forbid any identification (owner plus address plus location sketch). Others allow atmospheric interior photos without addresses. We implement it like this: portfolio with mood images (materials, light, sightlines) without owner names without precise location without exterior shots that reveal location. If a client explicitly allows mention, we add discreetly. Default is 'no name, no address, no identification'.

Does the briefing concierge also do cost estimates or planning permission information?

No, deliberately not. The bot collects structured data (project type, plot, budget range, timeline) and hands off to you. It makes NO design suggestions, NO cost estimates, NO planning permission information, NO statements on Llicencia d'obres procedure. That's your expertise. The bot writes explicitly: 'Detailed consulting and cost assessment in the personal initial meeting with the architect.' That keeps liability clearly with you, and you keep consulting authority.

How long does a build take and do I need extra architecture photography?

Starter 3-4 weeks, Professional 5-7 weeks from briefing sign-off. Architecture photography is project-specific: if you have existing material in premium quality (1920px+ resolution, professional lighting, without smartphone reflections), that's often enough directly. If not, we recommend Mallorca architecture photographers from our network — typical investment range EUR 1,500-4,000 per project shoot. Drone shots separate. That's not in our web design package — you commission directly, we coordinate.
